Olney Homes Close Out September with Buyer-Friendly Signs

Like many other prosperous communities located in the northern reaches of D.C., Olney has seen its home market accrue some nice upward values in 2013. In fact, in what has been a distinctive seller’s market for the better part of the year, it’s often been difficult for potential Olney home owners to navigate through the waters of the low inventory, rising prices and rapid turnaround that have characterized the market for much of this year. That’s why, despite a still-strong market, it should come as encouraging news to area buyers that a slight break in the action has been occurring recently, signaling potential opportunities for finding fantastic Olney properties that might not have been as easy to come by just a few short months ago.

Olney Home Value Trends for the Week of October 4th, 2013

California-based real estate data tracking company Altos Research listed the median asking price for Olney homes at $564,306 in an October 4th report. This number for the 90-day average had seen about a $15,000 drop from 2013 market highs achieved in August, but more tellingly in terms of the current state of the market, the seven-day average had dropped significantly in the past few weeks. In early September, the seven-day average for Olney homes came in around $573,000. As of the early October report, it was below $540,000, representing a $33,000-plus drop over a few weeks. Granted, this is a small data pool, and thus is prone to more price fluctuation over a short period of time, but at the very least this means that affordable opportunities for potential Olney home buyers are becoming more prevalent.

Olney Home Inventory Trends

The 34 Olney homes for sale that Altos reported in the October 4th data was completely in line with what that average has seen since mid-August. That said, the seven-day average once again performed in favor or buyers, with a handful of homes coming newly onto the market over the course of that week. All this said, an area where less than three dozen homes make up the market is still very desirable, and sellers should take comfort in this fact.

Olney Boys Give Back by Coordinating Wounded Warrior Golf Outings

A major perk of living in the beautiful Olney area is the great outdoor recreation opportunities that are represented here, including numerous amazing golf courses. This makes for a great way for kids to stay active, which could be why golf culture is so big among area youngsters. But kids from Olney to Rockville are doing more than just going out on the links and having fun. This is a community-conscious place, and the respect that area youth have for their neighbors and elders has been heartily exemplified recently in the way that a group of area boys have banded together. Their goal is to help disabled war veterans find some solace and enjoyment by partaking in the game of golf.

It started when St. Elizabeth Catholic School eighth-graders Tyler Goehrung and Connor Starkey heard about pro golfer Jim Estes hosting eight-week sessions for “Wounded Warriors” through the Salute Military Golf Association at Olney Golf Park. The boys quickly got involved after speaking with Estes and reached out to their network of golfing friends who also jumped on board to volunteer.

Ever since, the boys have helped with both organization of the weekly events at Olney Golf Park on Saturday mornings and teaching and visualization sessions with Wounded Warriors who may have special needs based on injuries sustained while protecting our country. Estes says that the impact the boys have on the veterans goes beyond golf and has to do with the sheer ability of letting these vets enjoy recreational activity in a setting that is familiar, comfortable and instructional. “You know many of them have children,” said Estes of the Wounded Warriors. “When they see kids out there it puts them at ease.”

It’s also been a great life lesson for the boys, who are learning the true meaning of service and how their passions can be used to inspire others. “I like golf, and I like helping people, so I thought this was a good mix,” said Goehrung.

Rockville Home Market Show Strong Signs of Stability in Early Autumn

It’s been an exciting year for homes in the Rockville area as average listings saw six-figure increases in 2013 that only continued to skyrocket in value through early August. Since then, the Rockville home market has cooled off a bit, but still remains at levels that would make any area home owner looking to sell quite happy. But just as importantly in favor of buyers, the market has shown signs of stability recently that could provide much more incentive for those looking to find their ideal piece of Rockville real estate. A recent analytics report delves further into these trends.

Rockville Home Values as of October 4th, 2013

An October 4th Rockville home report from California-based real estate analytics tracker Altos Research saw the median list price for Rockville homes at $629,281. This number is for the seven-day average for the area; a figure that often tends to be erratic from week to week in any market. In Rockville, however, this seven-day average has stayed remarkably consistent since the middle of August, with home prices varying negligibly from week-to-week, and drifting down only by a few thousand dollars over that time period. The same can be said for the usually more-stable 90-day average, which has practically flatlined at $635,000 since early August. In a market where values are this consistent, market trends become more predictable—something that both Rockville home buyers and sellers can take comfort in.

Rockville Home Inventory Levels and Days on Market

As Rockville home values have stabilized, local inventory levels have remained relatively consistent, as well. Altos’ figure of 141 Rockville properties on the market as of October 4th was up from 130 in an August 9th report, but that shift of only 11 properties over two months’ time is one that borders on negligible. The 79 average days on market (DOM) is also closely on par with where DOM rates have been since early August.

Gaithersburg Homes Finally See Some Buyer-Friendly Trends

The Gaithersburg home market has been very difficult to crack in 2013 as homes in this beautiful suburb located just half an hour north of D.C. saw rising prices through the first half of 2013. But as the national market has begun to subside in the second half of the year, due in part both to increased mortgage rates and the busy spring and summer selling seasons coming to a close, so too have Gaithersburg homes for sale become a bit more affordable. Recent data on this phenomenon provides a clearer picture.

Gaithersburg Home Value Trends as of September 6th, 2013

A September 6th report from California-based real estate analytics tracking company Altos Research saw the median list price for Gaithersburg homes for sale at $672,272. This number for the 90-day average was down from the market’s peak of about $686,000 at the beginning of August, but was still up significantly from the 2013-low of about $555,000 that the market saw at the beginning of March. As for the more wildly fluctuating seven-day average, this came in at about $630,000 for the September 6th report. This number had gone as high as about $700,000 in June, but has been gradually decreasing since the end of that month, opening up some pricing that potential Gaithersburg home buyers have likely been looking to find for some time now.

Additional Gaithersburg Home Trends

The market action index (MAI) for Gaithersburg homes had dropped decidedly in favor of buyers from the end of July through the beginning of September. An area’s MAI is calculated based on supply and demand factors, with a MAI above 30 representing a seller’s market and a MAI below 30 representing a buyer’s market. At 36.55, the Gaithersburg MAI is still in favor of sellers overall, but its steady decline from the 2013 peak of about 45 in July would indicate that supply is beginning to meet demand levels.

Silver Spring Home Values See Positive Trends for Buyers, Sellers

As home to more than 70,000 happy Silver Spring home owners and residents, this beautiful and historic census-designated area offers a wonderful commuter setting for D.C.-area professionals who are looking to settle in a less hectic environment. So it’s no wonder that Silver Spring home values have soared thus far in 2013, with shifts as high as six figures taking place since the beginning of the year on the median Silver Spring home listing. That said, the market has started to level out a bit recently, offering great opportunities for home buyers who have been waiting to get their piece of Silver Spring real estate. But there are some recent trends that have continued to favor sellers as well. A look into a recent real estate data report provides further insight into this strong market.

Silver Spring Home Value Trends

The median list price for Silver Spring homes came in at $467,642 as of a September 6th report by real estate analytics tracker Altos Research. This figure for the area’s 90-day average has begun to slightly decline since the beginning of August as the more immediate seven-day average has been dropping more rapidly. Still, the 90-day average is only a few thousand dollars shy of its 2013 high of about $470,000. As for that seven-day average, it has been much more erratic, as is usually the case with this statistic in most real estate markets. As of the September 6th report, the seven-day average was closer to $460,000. This is down from its 2013 peak of about $490,000, but still up vastly from the roughly $375,000 that Silver Spring homes saw for the seven-day in January.

Silver Spring Home Supply and Demand, Inventory

While recent value trends may favor buyers, sellers can take comfort in other trends that could signal a stabilizing market. The average of 90 days on the market for Silver Spring homes in the September 6th data was at a year-low, and the inventory of 313 Silver Spring homes for sale was also way down from the beginning of the year, and even the market’s peak points.

Rockville Welcomes New Nonprofit-led Housing Complex

While Rockville homes are some of the most gorgeous and sought-after in the Maryland area, opportunities for lower-income living do pop up every now and then in this community, and it’s usually with the help of generous contributions from local home owners, charitable organizations and state departments. Such was the case when the 67-unit Halpline Hamlet apartment complex had its ribbon-cutting ceremony in mid-September after four years of planning and development.

Montgomery County Executive Isiah Leggett and other high-ranking state officials were on hand to take part in this special day that saw the hard work of the nonprofit Montgomery Housing Partnership finally come to fruition. The MHP purchased the property located by the Twinbrook Metro station in 2009 for $5.9 million. It has since poured more than $13.1 million—much of which came from state funds—into the Halpline Hamlet project. Part of this came through a 2011 ordinance passed by The Montgomery County Council at County Executive Leggett’s suggestion that used additional state funds to improve Halpline Hamlet.

The result, as seen at the ribbon-cutting ceremony, was the 67 one- and two-bedroom units—50 of which are classified as low-income housing—having amenities including energy-efficient appliances, brand new kitchens and bathrooms, and handicap-accessible ramps.

The success of the project, which cost about $19 million between the property purchase and development, should be credited largely to the MHP, which is no stranger to an undertaking of this magnitude. As the county’s largest nonprofit home and apartment developer, the Silver Spring-based MHP manages the Bealls Grant Apartment complex in Rockville. Located at at 254 N. Washington St., the Bealls Grant complex is roughly the same size as Halpline Hamlet, with 60 units making up that space. Given MHP’s success with that nonprofit Rockville housing complex, local leaders are optimistic that Halpline Hamlet should thrive under MHP’s management.

Rockville Home Values Continue to Soar as Inventory Drops

Rockville homes are currently in high demand and are selling at a premium as more potential home buyers look to stake their claim in this much sought after city of just over 60,000 residents.

While this could have a lot to do with the proximity of Rockville to the metro centers of D.C. and Baltimore, Rockville also has a lot to boast about, coming in as the third largest city in the Old Line State. And recent real estate data is showing that the hot Rockville market that persisted through the first half of 2013 is showing little sign of letting up.

An August 9th report from California-based real estate analytics tracker Altos Research showed the median list price for Rockville homes at $633,935. That’s the highest 90-day average the Rockville market has seen all year, and is up by about a whopping $220,000 since 2013 began when the median list price was around $413,000. The seven-day median list price for Rockville homes was also trending way up at over $660,000, indicating that Rockville is performing well even in the short term. This is a rarity in a market where home values have declined slightly across the nation in the second half of 2013 due to increased interest rates.

Also pointing to a strong seller’s market and increasing Rockville home values is the number of homes for sale on the market. Rockville’s inventory as of the Altos report was at just 130 properties for sale. This is down from about 165 as recently as the beginning of June, and is in line with a trend that has seen Rockville home inventory decline in the second half of the year. For Rockville home owners who have been waiting out the economic downturn of the past several years in the hopes of selling, there is no better time than the present.
